Project Description

Hogle-Ireland, Inc. is providing project management services to Newcastle Partners, Inc. for the entitlement and building permit processing of three (3) blocks within Douglas Park, a 260-acre Master Planned Mixed-Use Community in the City of Long Beach. The ultimate build-out of Douglas Park includes 3.3 million square feet of office, light industrial, and retail space, a 400-room hotel, and 9-acres of public park/open space. The project is located south of Carson Street, west of Lakewood Boulevard, and north of the Long Beach Airport. At this time, Hogle-Ireland, Inc. is working on Blocks 1, 2, and 3 of Newcastle Partners Douglas Park project.

Block 1 is an Industrial Park, which consists of thirteen (13) buildings, including 19 industrial condominium units on approximately 12.5 acres, totaling 232,389 square feet of building area. Entitlements have been approved for Block 1 and Grading permits are anticipated to be issued in the near future.

Block 2 is an Office Park, which consists of nine (9) buildings, including 32 office condominium units on approximately 10 acres, totaling 167,811 square feet of building area. Block 2 has certified pads and building permits are anticipated to be issued in the near future.

Block 3 is currently in the entitlement process. Site Plan Review and Tentative Map (for condominium purposes) applications were recently submitted and the Project Team anticipates a Planning Commission Hearing in August, 2008.

Hogle-Ireland, Inc. has been working with Newcastle Partners and the Project Team to ensure that Douglas Park Blocks 1, 2, and 3 incorporate the goals for Douglas Park. Site and building designs have incorporated energy efficient elements that exceed the City of Long Beach’s Interim Green Building Policy and the Commercial Development LEED Mandate for Douglas Park. Newcastle’s Douglas Park development will be LEED Certified and has been designed to accommodate pedestrian and vehicular connections within the planned community and throughout the City of Long Beach. The Building’s architecture and landscape design will compliment neighboring developments and positively contribute to the City of Long Beach.

With the professional services from Hogle-Ireland, Inc., Newcastle’s three (3) blocks will exceed the city’s goals and design criteria envisioned for Douglas Park.
