The design of Gateway Village is based on Traditional Neighborhood Design (TND) concepts. These concepts include the creation of distinct neighborhoods, mixed use development, TND street design and an emphasis on open space and parks.
Gateway Village will incorporate five distinct neighborhoods surrounding the Gateway Village Mixed Use zoning districts. Each distinct and attractive neighborhood will contain a variety of housing types with an emphasis on architectural diversity that will accommodate differing lifestyles and diverse socio-economic groups.
A unique circulation system of roadways, trails and pedestrian access will facilitate active, more walkable neighborhoods and provide an alternative to vehicular transportation. The neighborhoods will include identifiable edges and centers created by a network of open spaces, parks, greens and buffers.
Gateway Village provides two Mixed Use zoning districts that will serve the community and adjoining areas by providing opportunities for a variety of activities, including housing, shopping, entertainment and recreation. These Mixed Use districts will serve as defining features of the community and as central gathering places for residents of the surrounding neighborhoods.
The Gateway Village Mixed Use zoning district will provide necessary neighborhood commercial uses that are within a reasonable walking distance from the surrounding residential developments. This area will also contain features that will create an appealing, subdued gathering place. These could include a town square or park, as well as a public library, and recreational activities
The Gateway Village Commercial zoning district will provide a focal point for the community and will become a central gathering place for shopping, dining and other community activities and events. This district will serve as the main activity center within the Gateway Village community. It will feature a mix of commercial, retail, office, public service facilities and higher-density residential housing such as live-work, residential over commercial and multiple family. The combination of these uses will create a dynamic community core with an active street life and a vibrant business center.
The proposed roadway system includes traffic calming features such as narrower streets, shorter blocks, canopy street trees, and roundabouts to enhance pedestrian safety while adding character to the community. Additionally, rear lanes will be utilized for certain residential products, eliminating the dominance of garages along the main residential corridors. Streets are intended to be an integral part of the community design and require careful design of the roadway, parkway landscaping and the architectural treatment and location of the homes fronting on the street.
Parks and open space will provide attractive and inviting features, spaces and amenities. These amenities will include seating areas and shade structures, water elements, attractive landscaping, tot lots, connected pedestrian walkways and bikeways, and street trees. Bicycle and pedestrian trails will serve as a unifying link between the open space areas, activity centers and residential neighborhoods. Root Creek Park will be a strong visual amenity as well as an important park asset to the community. In addition to Root Creek Park, the project will provide smaller neighborhood parks and private recreation facilities.
