Project Description
The Gateway Village Specific Plan is a comprehensive plan for a new community that consists of a variety of land uses including low-density residential, mixed-use, commercial, and open spaces within 1,793 acres. The Specific Plan is designed to accommodate a variety of densities within each neighborhood, offering the developer future flexibility to adjust the mix of residential products to meet market demands. At the same time, the Plan ensures that the desired neighborhood character is maintained by applying limits on the range of units within each neighborhood as well as the overall number of units within the project. County of Madera staff has recommended that this Specific Plan be used by other developers as a model layout for future developments for its ability to integrate flexibility in design while still ensuring an overall cohesive development. The success and positive support for the Specific Plan project can also be attributed to the project's proactive outreach program. To ensure the local community was informed and to garner their support for the project, Hogle-Ireland established a program that included newsletters, brochures, a project information website, and town hall meetings. Project team members and key County staff were accessible at the meetings and able to answer questions posed by the public. The newsletters and brochures served as tools to further educate the public about the project. The project information website ensured the lines of communication were open to the public by providing a 24 hour location for project information and materials including description of the project, schedule, documents, and methods for public comment. |
